General Term and Conditions A-partments
The following conditions apply to all property rentals agreed upon between A-partments (referred to as 'The Company') and all property renters (referred to as 'The Client').

Terms and Conditions
Use of this website is subject to the terms and conditions outlined below. By using this website or renting a property through direct contact with A-partments you agree to be legally bound by these terms and conditions.
Users enter the site at own risk. We offer no guarantee any content downloaded from this site will not have a harmful effect on your computer (such as loss of data etc). Although every care has been taken to prevent this from happening, we always recommend running a virus scan on any content downloaded from the Internet.
All rates quoted are subject to availability and alteration and may be subject to a minimum night stay. All discounted rates quoted are limited offers and subject to availability and may be subject to a minimum night stay.

While every effort has been made to ensure the accuracy of all information, A-partments.com does not accept liability for any errors or omissions and reserves the right to change information and descriptions of listed accommodation and products.

Online Bookings
Please note that different terms, conditions & cancellation policies in relation to all online bookings via A-partments.com and affiliated websites may apply depending on the accommodation or rate type selected. Please read carefully the accommodation rate details that are provided before you make your online booking. You are advised to check through the rate details before making your online reservation.

A deposit of 25% of the total cost of the booking is required at the time of making the reservation with full payment due upon arrival. You will receive an electronic confirmation of your booking. Bookings made one week prior to arrival are charged 100%.
The 25% deposit can be charged by Visa & Mastercard, banktransfer or iDEAL. 
Prices are fully including (heating & hot water costs, linen & towels, cable TV, Internet usage , etc). In each apartment an electricity allowance is allocated. Furthermore, excessive use of electricity will result in a surcharge being applied to your bill. Please ensure that all appliances, light, heating, hot water etc. are turned off unless required.
We accept Maestro, Visa, MasterCard & AMEX (surcharge AMEX 2,5% of the total amount charged).
If any fees are not received in accordance with the paragraph above, the booking may be cancelled by A-partments.com and any payments already made, will be forfeited.

All accommodation charges and any "extras" charges must be settled by the guest, prior to vacating the premises.

Cancelation is free of charge up till 14 days prior to
check in. In case the apartment is canceled less than 14 days prior to check in
you will have to pay a cancellation fee of the first 14 nights.
For bookings 28 nights or less -  While in house we need a 14 day prior notice. Any alteration of
the booking within the 14 day notice will result in a cancellation fee of the
amount of nights missed of the 14 day notice.
For bookings of 29 nights or
longer - While in house we need a 7 day prior notice. Any alteration
of the booking within the 7 day notice will result in a cancellation fee of the
amount of nights missed of the 7 day notice.
Cancellations must be filed in writing, via mail info@a-partments.com, within office
hours (9:00 – 18:00 local time)
 Any cancellation may be liable to pay cancellation charges. Depending on the reasons for your cancellation, you may be able to reclaim these cancellation charges from your insurance company, if you have taken out travel insurance. We strongly recommend that all clients obtain appropriate travel and personal insurance cover.
In exceptional circumstances we may find it necessary to cancel your booking or offer a similar suitable accommodation. If this is not acceptable we will refund any sum you have paid to us which shall constitute fully and final settlement of any liability we may have to you as a result of such cancellation.
The Company reserves the right to cancel the booking if:
The apartment(s) or part of it is closed due to circumstances beyond its control.
The Company becomes insolvent or enters into liquidation or receivership.
It prejudices the reputation or causes or might cause in the Company’s opinion, damage to the apartments and its common areas.
In any of these circumstances the Company will refund any payments made in advance, but will have no further liability to the Client.

We will not be liable for any delay, loss, damage or expenses incurred if your booking needs to be altered or cancelled or we are unable to perform our contractual obligations as a result of events beyond our reasonable control, which shall include but not be limited to events such as war, civil strife, terrorist activity, labor disputes, natural or man-made disaster, fire, flood, and adverse weather conditions. Please note that we don't refund your booking due to flight cancellations because of vulcano eruptions.

If we receive serious complaints or any disputes arise, we reserve the right to terminate your stay without notice.

If you wish to alter your booking (e.g. change the dates of your stay or the accommodation requested), we will use all our reasonable efforts to comply with your request, however we cannot guarantee that we will be able to do so and we accept no liability for any loss, damage or additional expenses that may be incurred due to that circumstance. We will always endeavor to sell any apartments you no longer require but cannot guarantee this. In circumstances where the apartments cannot be sold, our cancellation policy will apply.

Security Deposits
Upon arrival we ask a €500,00 security deposit. 

This deposit will be authorized of your credit card and will be put as a hold on your credit card. Your card will NOT be charged. At check-out we will release the hold on your credit card. If you do not possess a credit card we will ask a cash deposit. The deposit will be refunded within 14 days of your departure, and after inspection of the apartment(s), on the conditions that
(1) no damage to the apartment(s) has occurred, by any guest in the party
(2) no damage to any property has occurred, by any guest in the party
(3) no undue disturbance to other guests or residents has occurred, by any guest in the party.

Also the Credit Card details will be used as a security deposit.
If damage or disturbance to other guests has occurred, the cost to the manager/owner of the damage or disturbance that has occurred will be retained from the security deposit, and the remainder returned to the guest(s) in the party. If this cost exceeds the value of the deposit, A-partments reserves the right to charge the excess to the guest's (or guests') credit card(s).

Only persons notified to us prior to your arrival may occupy the apartment. You may not re-let/sublet the apartment to any other third party without our prior written approval. The number of persons permitted to occupy the apartment is limited to the number of beds available and this limit may not be exceeded without our prior written approval. We reserve the right to refuse admittance to the apartment if this condition is not complied with. We need to have all passport numbers of the occupants on file.


Check in/out requirements
You must comply with our rules for checking-in and checking-out. Unless otherwise agreed in advance, apartments will usually be made available from 3.00pm on the day of arrival. Keys will be made available during normal working hours although prior arrangements may be able to be made for collection outside of normal working hours.

Unless otherwise agreed upon in advance, all apartments must be vacated by 11:00am on the day of departure. Keys must be returned by 11:00am on the same day, although prior arrangements may be able to be made for longer stays on departure date. If there is any delay in vacating the apartment beyond the agreed time, a full day's rental may be charged to you. Loss of keys results in a fine up to € 150,00 per key lost. The apartment and all equipment, utensils, furniture etc. must be left clean and tidy at the end of your stay. Lock out or lost of keys of your apartment in any case, will be the responsibilty of the guest. Lock out after office hours results in an fine of € 50,00 to cover extra costs. 

If you require an early check-in before 3:00 PM or a late check-in (after 7:00 PM) a surcharge applies. Early check in between 7:00 - 11:00 AM € 50,-, between 11:00 AM - 3:00 PM € 35,- to be paid in cash upon arrival. Late check in between 7:00 - 11:00 PM €35,-, after 11:00 PM €50,- to be paid in cash upon arrival.  If you like to stay in the apartment after 11:00 AM on the day of departure, we will charge € 35 in cash (€25 for 1 bedroom apartment) untill 13:00 and €65 untill 17:00 (€45 for a 1 bedroom apartment). (Based upon availability).
No check in possible at Christmas Day and New Years day before 11:00 AM..

Facilities / Services
All apartments are fully furnished to a high standard and include a fully equipped kitchen with appliances, cutlery, crockery, and kitchen utensils. No food is provided. A welcome pack is provided on arrival. This consists of tea, coffee, sugar and sufficient washing liquid. No items may be removed from the apartment.

Unless otherwise specified, the prices quoted include a weekly maid service, heating, electricity, gas, water, council taxes and television/cable license and internet. The price also includes linen and towels, which are changed once a week. When the weekly cleaning takes place, the tenant isn't allowed to be present at the apartment. The price does not include service charges for phone calls made, where applicable.

We will not be responsible for any loss or damage to your goods or personal belongings kept at the accommodation. You are also responsible for taking all reasonable care of the apartment and its contents.
A safe is provided in the apartment however we don’t take any responsibility for any items stolen from the safe.

Neither A-partments nor the owner of the apartment shall be liable for any direct or indirect damage that may arise as a consequence of the clients use of the apartment, including without limitation, damages, insurance, losses because of fire, robbery or criminal behaviour.

Except in the case of normal wear and tear you are responsible for any damage to the apartment or its contents during your stay which has occurred due to the negligence, willful default or irresponsible behavior on the part of yourself or those occupying the apartment or their guests. Any damage must be reported to us, without delay.

Fair Use
You and your party agree to be considerate tenants and to take good care of the apartment(s) and to leave it/them in a clean and tidy condition at the end of the rental period. You and your party also agree not to act in any way which would cause disturbance to those residents in neighboring properties.

Each apartment is allocated an electricity allowance. Excessive use of electricity will result in a surcharge being applied to your bill. Please ensure that all appliances, lighting, heating, hot water etc are turned off unless required.

Use of Properties listed on A-partments.com
A-partments.com reserves the right to terminate without notice any reservation/booking that A-partments.com deems to be in breach of its Terms and Conditions, irrespective of whether the holder of the reservation, or any member of the group associated with the holder of the reservation, has checked in.

The owner/manager of the apartment, or authorized personnel, may at any time access the apartment for the purpose of inspection of the apartment, and to carry out, cleaning, repair or maintenance work.

No pets, of any kind, are allowed in the apartments at any time.

In all apartments we have a non smoking policy! Doing so leads to a fine of € 350,00.

The Company (A-partments) will not be held liable for injury to person, loss of, or damage to any property of any Client or person staying/visiting the apartments and or its general facilities and area.

Once a rental booking has been accepted by A-partments.com, a contract exists between Client and Company. Accepting a reservation with A-partments.com indicates acceptance of these Terms and Conditions.

This contract shall be governed by Dutch law in every particular including formation and interpretation and shall be deemed to have been made in the Netherlands.
